The Soper HomeCare Team work closely with a number of letting agents and Landlords in and around the Plymouth area and our Landlords HomeCare Cover Plan is proving to be a great success.
Our Landlord policy is exactly the same as our domestic Soper HomeCare Cover for the same price of only £15 per month Inc. VAT and includes the vital annual boiler service and gas safety certificate (CP12) and covers all/any boiler breakdowns, heating issues and plumbing/waste problems (materials and labour included). We have no excess fees, lengthy contracts or hidden charges…
We are happy to deal direct with your tenants and are also more than happy for your tenants to contact us directly in their time of need, saving the landlords and ladies a great amount of time, trouble and inconvenience... If we are contacted by your HomeCare tenant we simply carry out the necessary repair and inform you by email once the problems been resolved.

We even carry out a complementary gas safety certificate (CP12) should there be a change of tenancy between annual updates.

Landlord Gas Safety Certificates

Here at Soper’s we treat all our customer safety with utmost importance and priority. By LAW, every landlord in Plymouth (and the rest of the UK) has to ensure that all gas and LPG boilers, appliances, pipe work, fittings and flues are safe to use and fit for purpose in their rental properties under the guidelines of the Gas Safe Register.

The easiest way for a landlord to adhere to this essential requirement is to contact Soper’s to schedule a fully registered Gas Safe engineer to carry out all the relevant safety checks to your required boiler and gas/LPG appliances. On completion you will be issued with a ‘Landlords Gas Safety Certificate’ (or CP12 Certificate) and if required, added to our annual scheduling system so you’ll never have to worry about it again!

More and more Landlords are signing their rental properties up to the Soper HomeCare Cover Plan. This includes an annual boiler service, gas safety certificate (CP12), heating and boiler breakdowns (including required materials and labour) and much more for ONLY £15 per month. We are dedicated to all our customers and their tenants, once signed up to the HomeCare plan we will ensure that all your tenants have our 24/7 contact details so the landlords have minimal inconvenience when a problem occurs. Any plumbing or heating issue will be dealt with directly with the tenant and the landlord will be notified by email (unless otherwise specified).

What Will The Gas Safety Check Involve?

There are a number of gas safety measures that landlords are legally responsible for, however, by ensuring that an annual gas safety check is carried out and an up-to-date CP12 certificate is issued, you can ensure that any gas appliances in that property have been thoroughly checked.

The gas safety check should take about one hour, during this time the engineer will:

  • Carry out a ‘gas tightness’ test on all gas appliances, to ensure there are no gas leaks.
  • Assess that there is a suitable amount of ventilation in rooms that have gas appliances.
  • Test the safety devices on the individual appliances, to ensure they are working correctly.
  • Do a general, visual inspection of all appliances.
  • Test the burner pressure and gas flow rate, in conjunction with the relevant manufacturer’s guidelines.
  • Carry out a pressure test on the standing and operating pressure of the boiler (providing test points are available).

Once the gas safety check is done, our engineer will provide a gas safety certificate (or CP12 certificate). By law the certificate should be held on record for at least two years after the certification date, a copy of the gas safety certificate will need to be given to any tenants that occupy the property within two weeks of the service being completed.

Although CP12 checks include a boiler inspection/examination. This is NOT a boiler service
